There is a difference between a property manager who serves New Orleans and one who actually knows it. I have been managing property across this city and the surrounding parishes for over forty years. Furthermore, I have walked the streets, dealt with the courts, argued with the HDLC, and navigated the flood insurance landscape after Katrina. In addition, I have built contractor relationships in neighborhoods where the right person for the job is simply not on the first page of Google.

That knowledge is not something you develop from a franchise playbook. Instead, it comes from being here and doing this work through every kind of situation this city produces. As a result, every property I manage benefits from four decades of hard-won, neighborhood-specific experience that no out-of-town or template-driven operation can replicate.

Below are the neighborhoods where we work. Each one has its own character, its own management challenges, and its own tenant market. Moreover, each one requires a different approach — which is why we never manage by template. New Orleans

Uptown and Garden District Corridor

Audubon Bordering Tulane University and Audubon Park, this is one of the most stable and desirable pockets in Uptown. Strong demand from university-affiliated tenants and established professionals who want to stay long term.

Milan A quiet residential neighborhood tucked between Magazine Street and the river. Milan carries Uptown’s character at a slightly lower price point — which makes it attractive to investors and long-term renters alike.

Irish Channel A neighborhood with deep roots and a rapidly growing rental market. Strong demand, improving values, and tenants who expect professional management from a manager who understands what the neighborhood has become.

Black Pearl Sitting between Audubon and the Irish Channel, Black Pearl is a small, tightly-knit neighborhood with the kind of residential character that attracts tenants looking for stability.

CBD, Warehouse District, and The Historic

Treme One of the most historically significant neighborhoods in the country — widely recognized as the oldest African American neighborhood in the United States and the birthplace of jazz. Managing property in Treme means understanding its historic designation, its HDLC requirements, and the responsibility of stewardship in a place this significant.

French Quarter The most regulated residential neighborhood in Louisiana. The HDLC governs virtually everything visible from the street. Managing here is not a general management job — it is a specialty. We have been doing it for forty years.

Lakefront, Mid-City, and Carrollton

Lakeview Post-Katrina Lakeview is a rebuilt neighborhood with a strong rental market and owners who have invested significantly in protecting it. Managing here requires understanding what that rebuild means for construction, insurance, and storm preparedness.

Mid-City One of the fastest-growing rental markets in the city over the past fifteen years. Strong demand, a diverse and professional tenant pool, and a market that rewards owners who manage with current knowledge of what the neighborhood commands.

Bywater, Marigny, and Downriver Neighborhoods

Bywater One of the most talked-about neighborhoods in New Orleans for the past decade — and one of the most rapidly changing. Strong long-term rental demand, creative and professional tenants, and a market that moves fast enough to require a manager who keeps up with it.

Marigny The Faubourg Marigny sits just downriver from the French Quarter with a character entirely its own — historic architecture, a creative community, and a rental market driven by tenants who choose this neighborhood deliberately.

Algiers Point Directly across the river and one of the best values in the metro area for the right investor. Historic architecture, strong community identity, and a growing rental market. We manage here with the same standard we apply everywhere else.

Metairie and Jefferson Parish

Metairie Sub-Markets

Metairie The largest suburban community in the metro area — and not a single market but several. From Old Metairie to Elmwood, the tenant demographics, property types, and management requirements vary considerably. We know the difference and manage accordingly.

River Ridge Established residential neighborhoods, consistent demand from families and professionals, and a rental market that rewards stable, reliable management. We have managed property in River Ridge for decades.

Fat City A neighborhood that has changed considerably over the past decade and continues to evolve. The rental market is moving upward, the tenant profile is shifting, and the owners whose properties we manage here are positioned to benefit from what this area is becoming.

Bucktown A lakefront community at the edge of Lake Pontchartrain with a character shaped by its waterfront identity. Flood zone awareness is central to managing here correctly — and we have been doing it for decades.

Elmwood A mixed residential and commercial area in Jefferson Parish with consistent rental demand. Proximity to the airport, the interstate, and established business corridors drives a stable tenant profile of working professionals and families.

Harahan One of the most consistently stable residential communities in Jefferson Parish — quiet, established, and home to the kind of tenants who move in and stay. A market where consistency is the product and professional management is what delivers it.

What We Do Not Cover

We do not manage Section 8 or subsidized housing anywhere in our coverage area. Furthermore, we do not serve New Orleans East or Kenner. This is a deliberate quality standard — and it is consequently part of why the properties we manage hold their value and attract the tenants they deserve.
