The Neighborhoods We Know
And What That Knowledge Does for You

There is a difference between a property manager who serves New Orleans and one who knows it. I have been managing property across this city and the surrounding parishes for over forty years. I have walked the streets, dealt with the courts, argued with the HDLC, navigated the flood insurance landscape after Katrina, and built contractor relationships in neighborhoods where the right person for the job is not on the first page of Google.

That knowledge is not something you develop from a franchise playbook. It comes from being here, doing this work, through every kind of situation this city produces.

Below are the neighborhoods where we work. Each one has its own character, its own management challenges, and its own tenant market. Click any neighborhood to learn specifically what property management looks like there — and what we bring to it.

New Orleans

Garden District One of the most demanding neighborhoods in the city to manage property in — and one of the most rewarding to get right. Historic architecture, HDLC oversight on every exterior decision, and tenants who expect a standard that matches the surroundings. We know what it takes.

Lower Garden District A neighborhood that has evolved significantly over the past two decades. Strong rental demand, a mix of property types, and an owner base that increasingly expects management that takes the investment as seriously as they do.

Uptown One of the most consistent rental markets in New Orleans. Large homes, tree-lined streets, and strong demand from professionals and families. A neighborhood where the quality of management shows — in the tenant, in the property condition, and in the owner’s return.

Audubon Bordering Tulane University and Audubon Park, this is one of the most stable and desirable pockets in Uptown. Strong demand from university-affiliated tenants and established professionals who want to stay long term. Managing here means understanding both the opportunity and the standard it requires.

Milan A quiet residential neighborhood tucked between Magazine Street and the river, Milan carries Uptown’s character at a slightly lower price point — which makes it attractive to investors and long-term renters alike. We know this pocket well.

Irish Channel A neighborhood with deep roots and a rapidly growing rental market. The Irish Channel has become one of the more sought-after areas for younger professionals who want the character of a historic neighborhood close to the Garden District. Strong demand, improving values, and tenants who expect professional management.

Black Pearl Sitting between Audubon and the Irish Channel, Black Pearl is a small, tightly-knit neighborhood with the kind of residential character that attracts tenants looking for stability. We manage here with the attention to detail a neighborhood this cohesive deserves.

West Riverside A quiet stretch of Uptown between Magazine Street and the river. Consistent rental demand, established residential character, and the kind of tenant market that rewards owners who maintain their properties correctly.

Lakeview Post-Katrina Lakeview is a rebuilt neighborhood with a strong rental market and owners who have invested significantly in protecting it. Managing here requires understanding what that rebuild means for construction, insurance, and storm preparedness. We do.

Mid-City One of the fastest-growing rental markets in the city over the past fifteen years. Strong demand, a diverse and professional tenant pool, and a market that rewards owners who manage their properties with current knowledge of what the neighborhood commands.

Carrollton One of the most livable neighborhoods in New Orleans — close to Tulane and Loyola, anchored by Oak Street, and consistently in demand from the kind of long-term renters who stay when they are managed well. We have worked in Carrollton for decades.

Broadmoor A resilient neighborhood that rebuilt with purpose after Katrina and has the community infrastructure to show for it. Strong residential character, consistent rental demand, and owners who want management that respects what the neighborhood has become.

Fountainbleau A residential neighborhood in the Broadmoor corridor with the quiet, established feel of a community that takes its property seriously. Consistent rental demand and the kind of tenant profile that rigorous screening finds and good management keeps.

Bywater One of the most talked-about neighborhoods in New Orleans for the past decade — and one of the most rapidly changing. Strong short-term and long-term rental demand, creative and professional tenants, and a market that moves fast enough to require a manager who keeps up with it.

Marigny The Faubourg Marigny sits just downriver from the French Quarter with a character entirely its own — historic architecture, a creative community, and a rental market driven by tenants who choose this neighborhood deliberately. Managing here means understanding what it is and who wants to live in it.

Gentilly A real New Orleans residential neighborhood with consistent demand and flood zone considerations that require a manager who takes them seriously. We have managed property here through multiple storm cycles and know this neighborhood the way it deserves to be known.

French Quarter The most regulated residential neighborhood in Louisiana. The HDLC governs virtually everything visible from the street. Managing here is not a general management job — it is a specialty. We have been doing it for forty years.

Algiers Point Directly across the river and one of the best values in the metro area for the right investor. Historic architecture, strong community identity, and a growing rental market. We manage here with the same standard we apply everywhere else.

Metairie and Jefferson Parish

River Ridge Established residential neighborhoods, consistent demand from families and professionals, and a rental market that rewards stable, reliable management. We have managed property in River Ridge for decades.

Fat City A neighborhood that has changed considerably over the past decade and continues to evolve. The rental market is moving upward, the tenant profile is shifting, and the owners whose properties we manage here are positioned to benefit from what this area is becoming.

Harahan Quiet, residential, and consistently in demand. A community where stability is the product — and where consistent, professional management is what delivers it.

Elmwood A mixed residential and commercial area in Jefferson Parish with its own management dynamics and consistent rental demand. We bring the same licensed, accountable management standard here that we apply across every neighborhood we serve.

What We Do NOT Cover

We do not manage Section 8 or subsidized housing anywhere in our coverage area. We do not serve New Orleans East or Kenner. This is a deliberate quality standard — and it is part of why the properties we manage hold their value and attract the tenants they deserve.
